PART 1 - INITIAL LEASE UP SERVICES (1 Months rent + HST)

PART 2 - MONTHLY ADMINISTRATION  &  MAINTENANCE SERVICES FOR 1 YEAR TERM:

Administration Services

  • preparation of rental deposits & water account payments
  • delivery of deposits to bank
  • preparation & issuance of invoices for water accounts
  • preparation & issuance of notices for lease renewals
  • preparation & issuance of notices for rent increase
  • preparation & issuance of notices for returned cheque(s)
  • preparation & issuances of notices for Tenant complaints
  • preparation & issuance of notices of termination of tenancy
  • preparation & issuance of notices to vacate
  • delivery of notices & water account invoices
  • daily mail pick up at post office, date stamp & office distribution
  • daily delivery of mail to post office
  • review of Municipal By-Law infractions/complaints
  • resolution of Municipal By –Law infractions/complaints

Maintenance Services

  • receive calls, emails & correspondence from Tenants requesting service
  • arrange & schedule service repairs (paid by Landlord)
  • obtain tender prices for major/significant repairs
  • review and approval of contractor invoices (paid by Landlord)
  • issuance of payments for contractor invoices
  • arrange for snow removal, debris removal & lawn maintenance, if required (paid by Landlord)
  • arrange special refuse pick ups from area Municipality (paid by Landlord)
  • filing of paid invoices

1-2 units 8% of gross monthly rent

3-10 units 7% of gross monthly rent

11-30-units 6% of gross monthly rent

30+ units 5% of gross monthly rent


PART 3 – Paralegal Services (if required) ($50/hour + HST)

  • review of Landlord & Tenant Board applications
  • preparation of Landlord & Tenant Board applications (fees paid by Landlord)
  • attendance at Landlord & Tenant Board Hearings & Mediation Hearings
  • preparation of application to the Sheriff’s Office for evictions (fees paid by Landlord)
  • attendance at rental units with Sheriff
  • collection of accounts
  • completion of documentation for Tenant bankruptcies


PART 4 – Small Claims Court (if required)

($50/hour + HST)
